Awesome. Make sure your first offer is nice and low. And tell your realtor to shove it up their ass if they give you some bullshit like "well we don't want to insult them with that offer".

Makin' an offer on that house today. 20k below list price, which is about what the fair market value is. Seller's agent used comps from a year ago to determine the list price.

So gave to my dad, he painted, gave awesome mudding wheels, and dropped in a chevy 350 v-8 (instead of the crysler one)... then traded straight up for a chevy pickup for work reasons.
