no, youre not stuck, its just a pain in the ass to move.
By definintion when you sell your house (it should, in theory) be worth more than what you have left on your loan, so you sell the house and use that money to pay off the rest of the loan, go out and use the rest of the money to downpay on your next house (or invest in something if you want), rinse and repeat.

renting is for people who are lazy or dont have good credit ratings.

If El Paso is anything like Albuquerque climate-wise (and I know it is), xeriscaping >>> landscaping.

Have you considered looking into the rates that Wells Fargo can offer you on a mortgage? Our rates are pretty competitive.

Sorry, but the whole sales thing there is starting to get to me.

we went with a 80/20 loan, so the intrest is a little higher but we did that cause we didn't have to include insurance & taxes to escrow where someone else colletes interest. so we just paid off the insurance and put taxes in an acct to collect interest while it sits there & then pay em at the end of the year. we'll prolly look to refinance to a 100% in about 3-4 years

we did actually

they approved us for 100%, 160K but with a something like a 8.75%.

We tried goin with Bank of America on a house back in Dec, they approved us for 100% @ 6.8%, but they fucked up the paperwork...2 times, and then tried to blame the mortgage company, but the mortgage company didn't fuck up, the banker did. in the end, we were told all was good and then on the day of closing it tanked and we lost the house.
